G+2 apartments · Grand Bay area, Mauritius
Botanic Bay had already been taken to market once and stalled. The developer had the site and the ambition, but the original concept and pricing hadn't converted. The Hub was brought in to rework it — rethinking the concept, fine-tuning the pricing to the market, and rebuilding the marketing materials around it.
The developer wanted to break ground as early as possible. Rather than wait on pre-sales to fund the build, The Hub engineered a structure that let the bank finance construction while units were sold in parallel — building and selling at the same time, instead of one holding up the other. The project was structured as a vente à terme, keeping the developer's exposure lower through construction.

The Hub sat at the centre of the project and connected every moving part:

A G+2 apartment development in the Grand Bay area. Under The Hub's management and through our selling partners, Botanic Bay was fully reserved in under three months. The 15 apartments, priced from €490,000, represent a GDV of €8.25M (≈ MUR 445.5M), and will be handed to their owners in December 2026.
Throughout construction, the developer and buyers followed progress through The Hub's developer portal — live project status drawn from our management systems.
Throughout the project, the developer has had a direct view of sales, construction and finances through The Hub's Developer Portal.
