Botanic Bay is the G+2 development that has been on site in Grand Baie since late 2025. Eighteen months into the active construction phase, the project has reached an interesting moment in its lifecycle. The 19% footprint that defined the brief from the very first feasibility study is now visible on the ground. Construction is on schedule for delivery at the end of 2026.

The 19% Footprint: The Decision That Shaped Everything

The brief from DLB Investment was clear from the start. On a parcel of this size in the centre of Grand Baie, the conventional approach would have been to build on thirty-five to forty per cent of the plot. More square metres of residence, more units to sell.

DLB Investment chose differently. The built footprint stays at nineteen per cent of the land. The remaining eighty-one per cent is dedicated to landscaping: palm trees, lush tropical plantings, and open garden spaces designed to frame the buildings rather than the other way around.

The result is a residence held inside a green setting rather than a green setting held inside a residence. The landscape is the first thing buyers see when they arrive on site, and the daily backdrop to life once they move in. It is the defining feature of Botanic Bay.

90% Sold: What Remains Available

A limited number of apartments remain available for reservation at Botanic Bay. Here is what is left and what each unit type involves.

Apartments

Two apartment configurations are available, both designed around the same layout principle: three bedrooms, each en suite. The interior surfaces are 140m² for Type 1 and 143m² for Type 2. Both types are priced from 490,000 euros.

The three bedrooms en suite layout has been a deliberate choice from the design phase. It suits families with two or three children where each child has their own room and bathroom, but it also works for couples who want generous guest accommodation when family or friends visit.

A Few Months From Handover

Botanic Bay is a few months away from being a delivered building rather than a project on plan. For buyers who have already reserved, the focus shifts to interior choices, and the practical setup of moving in. For prospective buyers, the remaining window to reserve before the project closes commercially is short.
